Crazy Weather / Crazy Real Estate – PNW-

The heat is suppose to reach 108 degrees today here in Olympia, Washington the Capital of Washington State. Just plain crazy and it should be a record breaker! Please Stay safe and if you need a cooling station, I will post locations on the bottom of this blog.

Yesterday and today I have an open house, and I am glad the home is definitely cool and the tenants have the air conditioning blasting. Even in the heat yesterday I had die hard buyers coming though and viewing the home, along with investors as the home is a great rental property. And of course you have myself making sure not matter what real estate continues on selling. This market in real estate compared with the heat right now is just plain crazy!

We still have more buyers moving up to the PNW and looking for all kinds of homes from investments, their primary home, and especially waterfront. (Waterfront in the PNW is like gold here). If you are looking to buy in this insane market you need an experienced real estate broker that can lead you in the right direction. I see a lot of agents just plain selling any home to anyone, and to me it doesn’t make sense.

Look at my website and profile http://www.pnwhomesgroup.com and if you are considering multiple agents, do your research online. I keep hearing from clients that they feel so lucky to have had me handle their real estate deals and find them the right home. That doesn’t happen by fluke, I have spent years perfecting my trade and multiple years of research in real estate in Washington state. If you have questions in anything regarding real estate in Washington State, in any city from Olympia, Lacey, Tumwater, Centralia, Elma, Shelton, Tacoma, up to Seattle, Bellingham, Bainbridge Island, Port Townsend, to Grays Harbor, and on the Eastern side of Washington all the way to Spokane. We live somewhere beautiful – PNW

The saying goes “Where you hang your Hat” is Home. Well I can say I absolutely love living in the PNW, in Washington State. Or more accurately Lacey, WA or Olympia, Wa as everyone just groups us in with Olympia – The Capital of Washington State.

I have live a lot of places, and loved all of them, but my heart will always bring me back home to the PNW. Sometimes its hard to describe, and understand. For the locals it is a no brainer, fresh air, fresh water, mountains, trees and desert all in one state. We have Canada to the north and Oregon to the South and the Pacific Ocean to the West. You can’t beat how this is the furtherest north you can go in the continuous 49, expect for Alaska.

When you look around, and especially in Olympia, it is like a time warp. Yes its the capital of the state, but when I walk into the county court house for real estate permits. It is like traveling back into time, a simpler time, the smells, the sights all reflect an era that is long and gone, except for in Olympia, WA. When you walk down the streets and go into the shops and restaurants. It is a friendly warm welcome, as if you have always been a local. I would even say you get more room to make this city your own, as the constraints of a big city or new age era is so structured and ridged with protocols, where here you have the luxury of more freedom.

Some will see a different side, but if you know what to look for, this place is as good as it gets in my mind. I am so happy we decided to make this our home, not only for our children. Where they can have a glimpse of the world I grew up in, it helps them understand that there is more then just being a robot with standardized structure. Here you can you, see the old with the new. A launch port for exploring the world outside the United States. Plus Washington state in its self is almost a replica of the entire US, in a complete small scale minus the east coast atmosphere and south.

If you are looking for a place to call your own in the PNW – Call me – 360.338.8355

*** I will make sure to tell you the history, the legends, the facts and everything you should and need to know when buying out here in the PNW. And if you do make the change, welcome to the last wild west country in the United States!

BUYING AND SELLING OLYMPIA HOMES IN SUMMER

Summertime is so beautiful in Olympia, with the warm sunny days and all of the outdoors to enjoy. There’s Lakefair and fireworks and downtown Olympia activities to explore. Olympia truly shines during the summer, and is often when we have the most residents returning, and tourists visiting. Summer is also a wonderful time to relax at home. In the real estate market, whether you are looking to buy or sell, there are a few things to consider during these wonderful summer months in Olympia.

Many homeowners believe that summer is also a good time to start thinking about getting ready to list their home. What they don’t realize is that the real estate buying season is actually slowing down! Strangely enough, even with all the benefits summertime in Olympia brings, it probably won’t be the best time to list your home. Many homebuyers in South Puget Sound area are most actively looking for homes during the spring, so that they can be moved in their new home in time to enjoy it for the summer. Who really wants to move all that heavy furniture and boxes in 80 degree weather if they can help it?

Now, with school starting soon and families out on vacations, fewer home buyers are shopping for those homes that are just now hitting the market. But hold on, there is hope! The best way to buy or sell a home in Olympia is to have an experienced team of local professionals that can get the job done for you. You need agents that know each and every neighborhood and all the dynamics of the area that make Olympia what it is. At PNW Homes Group, that’s exactly what you’ll get! We all love Olympia, and we all love helping people get the most out of what she has to offer, and buying or selling a home here is no different.

The ebbs and flows of the real estate market can be tricky to anticipate, but just like the locals that know when the tides will be coming in or out, we are your local guides to all things Olympia real estate. We are standing by to help you with any situation. So give us a call, send us an email, and check us out on Instagram, Facebook, Twitter and at PNWHomesGroup.com.

If you are moving to Washington. This is how to tell if you meet a local from Washington. And please, if you use a real estate agent with an Umbrella, and are not really from Washington.

YOU KNOW YOU ARE FROM OR LIVE IN WASHINGTON STATE WHEN:

•You know how to pronounce Sequim, Puyallup, Sammamish, Enumclaw and Issaquah.
•You avoid driving through Seattle at all costs.
•You see a person carrying an umbrella and instantly think “tourist“.
•Your lawn is mostly moss and you don’t really care.
•You’re extremely picky about your coffee.
•”The mountain is out today.” isn’t a strange statement.
•While out of state you just tell people you’re from Seattle, since that’s the only known city in Washington according to the rest of the world.
•Going to the Space Needle DOES get old.
•You rarely wash your car because it’s just going to get washed by the rain tomorrow.
•You’re used to the phrase “No, not DC.” when telling out-of-state’ers where you’re from.
•Northfaces are always in fashion.
•You take a heavy coat and a hat with you for a day at the beach.
•You have mastered the art of doing everything in the rain, because, well, Washington.
•You play the “No, you go!” game at four-way stops.
•You are the only one in the entire state who actually knows how to drive in the rain.
•You have had the thought of how beautiful Mount Rainier is, while simultaneously accepting that it will probably kill you someday.
•You believe ‘Twilight’ ruined Forks.
•You know the story of Mt. Saint Helens all too well.
•You use Tacoma Narrows bridge as a distance marker.
•You’re used to going from shorts and t-shirts to jeans and hoodies – and back – in a single week.
•You are used to having rain on one hill and sun on another.
•You dread I-5 construction as much as you dread driving in Seattle.

If you really want to buy a house from a local real estate agent from Washington State, please contact me. Sunrises & Homes – Olympia, Washington

Sunrise Homes double

Olympia Washington has amazing sunrises and sunsets. But nothing beats a beautiful sunrise to get your morning started. Today from my home, I had a double sunrise, one right out of the window and one right on the news. I absolutely love where I live, and when you have a real estate broker, like myself who loves where they live. It will show through my work, when I am showing you homes or when I know about homes that are not on the market yet that will be. For example, I know of a home coming on with a beautiful view around my home that could be up for grabs.

I also want to say thank you to my amazing clients that are moving out here from the east coast, and trusted me in their purchase of the home remotely. Not only did they get a amazing home, and they are great people, but on top of that we negotiated a new roof on the home as well. They will stay nice a dry now, and have a beautiful home in a great neighborhood at the end of a cul-de-sac.

Please don’t hesitate to contact me with helping you buy or sell a home for you. Or if you are interested in special areas or homes that might be coming on the market soon. I love Olympia, Washington and I am positive you and your family will as well.

Wind and No power – Home quality of Life

When the wind is blowing and of course in Washington State the trees are abundant, which equals branches falling on power lines everywhere. Which means disrupted or no power for hours to maybe a day or two for you and your home.

When looking at buying or building a home. A major question should be is the house wired for a generator?

Yes you can be like be, I have a generator from Cabela’s. And the generator works great. Here are the issues though. I am running my extension cords from the side of the home where I have my generator behind the fence. Then the cords go through the garage door in to the house and I plug in the key essentials, Fridge, phone and any items we would like to have the luxury of usage. It definitely works and is a nice way to get a little bit of power. Plus we have the wood burning fireplace for some heat. But every time the power goes out, I always say, “I wish my house was wired for a generator”.

Then all I would have to do is start the generator on the outside of my home. It is wired in to the house and I have the selected items I want on the generator running. No extension cords, no trying to figure out which items I can use. It is all setup and running. Now I will admit it is kinda of fun, running the extension cords and really feel like I am trying to survive a zombie apocalypse, but after the few times, yay I’m good. And the next house I buy or build, will be wired for a generator.

Tour of the Old Weyerhaeuser Corporate Building for Sale/Lease

A little nostalgia came to me when I was touring the old Weyerhaeuser corporate building this last week. It all came to me when I jumped up after my nice lunch which was included in the tour. I was in the first tour put on by the listing broker of the building. The tour was handled in small groups of 6-10 people and as we made our way up to the 5th floor the executive floor, I was excited to explore and look around. But instead of walking all around the tour guide/listing broker just walked to the middle of the floor and explained where things were laid out. And as we went to the third floor and we stand around in the center again really not touring the building but more being told what was in that area, I couldn’t help but to  slowly walk away and actually go look in the different rooms and areas. I wasn’t alone, as one of the other guys I met earlier in the lineup for lunch followed me to the rooms. He made the comment ” I really want to actually see the building, and was so excited for this opportunity”, I completely agreed with him. As we rounded the corner and started walking back to the tour group, they left and literally disappeared.

As we stood in the middle of the third floor, this is where my nostalgia kicks in. It was like I was back in high school when I used to walk around school while everyone else was in class I would be exploring the school. So my new found friend Jeff and I look at each other and knew exactly what to do, have our own tour of the building. Of course we walked to the back areas, explored and then we go through a few doors and more doors. Then one key door I was about to tell Jeff to hold the door, but I let it go and didn’t say anything out loud. As we head through the second door to the cargo bay, well you probably guessed it we were locked out. I couldn’t help but laugh, yep just like high school, but with high end clothes on and in a 50 million dollar plus building, and yes Im working, well sort of. I was not to concerned, as there is always a way out. After still laughing and letting Jeff explore to find a way out, which he did in a few 3-4 minutes later, and after having stopped to take a selfie. We headed out through the loading ramp back up to the main entrance. We look at each other and know exactly what to do and that was to continue on our private tour of the building. We explore every floor in and out, every door and notice every detail from the full wood door handles, to the engine room with ear plugs and old blue print plans of the building. At the end I had a huge grin on my face, I had 2 plus hours of exploring this amazing building, bringing back old good memories of not a worry in the world, just exploring and admiring beautiful architecture and being right in my element. Please find the pictures below I took of the epic adventure.

p.s. If you would like to buy the building for about $150 a sqft, comes to about $54 million with 40 acres  or  lease at least 100,000 square feet basically one floor for $17 a square foot, please contact me to be your broker to represent you. Ron Rougeaux (360) 338-8355.
